River Ridge Escapes offers a private community for tiny houses, and a collection of riverside lots for purchase. Each purchaser has the right to place 1-2 tiny houses or one small house on the site, occupy the site on a full-time, temporary, or seasonal basis, and sell, will or give away the site or lot lease at a later date.
Lots have slightly different dimensions depending on terrain, topography, ravines, and roads. The average lot size is ¾-acre (30,000 square feet) and is sufficiently large to receive one Park Model RV and a porch and/or deck totaling between 120 and 800 square feet. Prior to delivery in Little River Escape, the site is landscaped and prepped by the Developer. Deliveries to River Side Escape or an offsite location require that you arrange these steps yourself. Upon delivery, the Developer will also be responsible for coordinating the hook-up of utilities, septic, water, etc.
Land for Lease at Little River Escape
The lots in LRE and MWE are available through a minimum, renewable 5-year lot lease agreement. The lot lease covers all maintenance costs for the Common Area, Pool, Pool House, and general operating expenses for the community. We highly recommend a free site visit on any weekend when we will walk the property with you and gladly assist in the selection process.

Once you’ve selected and/or customized your tiny house floor plan and chosen a lot, we can provide a total “On Site” price. This price includes: Tiny House, Permit, Delivery & Set-up, Six Tie Downs, Utility/water/septic hook-ups, Steps, one-year factory warranty, and landscaping. Extras may include: fire pit, hot tub, storage shed, and porch/deck. (Price Does not include: Title Fee, Sales Tax, Extra Concrete (if needed) or Furniture.)
Each purchaser makes a one-time payment for the site preparation, and then pays the lot lease annually or monthly to cover division operating costs. The underlying land and all buildings, swimming pools and other amenities located at Little River Escape is held by the homeowners’ association for the benefit of all Members of the LRE community.

Land for Sale at River Side Escape
River Side Escape (unshaded lots starting with R): These lots are located in Alabama, just across the river/state line and available for purchase. They are zoned for one tiny house with perk tests already completed for septic installation. You may purchase these lots outright, but the buyer is responsible for site prep and home installation (budget around $15,000). Again, these lots are in Alabama and are on a public road, not restricted by any community boundaries. These lots range $22,000-49,000.
