How It Works

Choose Your Lot And Plan
It’s easy. Choose a cabin. We offer plenty of options with 12 innovative floor plans. Once you decide on a plan, we'll personally sit down and customize a cabin to fit your needs. Prices range from $39,000 to $65,000+. Choose a Lot. Phase One has 11 private 3/4-acre wooded lots for lease. Minimum lease contract is five years. The lot of your choice is landscaped and made ready to receive a custom cabin. These handcrafted cabins use the highest quality American products, the latest technologies, and are built to provide friends and families with years of enjoyment.

Review the on-line site plan that shows available lots. To select the lot of your choice we highly recommend a site visit and a complimentary over-night stay in a model cabin. We will walk the property with you and gladly assist in the selection process. Once you’ve selected your floor plan, amenities, and lot we provide a total “On Site” price.

*ON-SITE PRICE INCLUDES: Cabin, Permit, Delivery & Set-up, Six Tie Downs, Utility/water/septic hook Ups, Steps, (1 ) year factory warranty, and landscaping. Extras may include: fire pit, hot tub, storage shed, and porch/deck. (Price Does not include: Title Fee, Sales Tax, Extra Concrete (if needed) or Furniture.)

A minimum 5-year Ground lease fee takes care of all maintenance costs for the Common Area, Pool, Pool House, and general operating expenses for the community.

Reserve Your Build Date
Once you're fully committed, picked out a plan, agreed on pricing, checked on and received approval for permits, etc. we urge you to reserve your production slot. Our manufacturers are popular and very busy. So, getting on their production board is very important step in the planning process. To reserve your slot, a per cabin deposit will be required. It's fully refundable up to 14 days prior to your build date and goes towards your purchase price of your cabin.

Once your slot is reserved, and you've signed off on your design, there may be an opportunity to move your production date up or down. We will notify you if this becomes an opportunity. You also may delay or "move down" the production schedule if you run into unforeseen problems.
Finance Your Cabin
Obtaining financing is a crucial step in any home-building project - Since we offer (2) different product lines the financing is simple; it's either a personal loan or Mortgage.
PARK MODEL CABINS (400 sq.ft or less): RV Park Models are classified as personal property so banks typically lend on them under their RV programs, HELOC's, or personal loans. These are typically 5% to 20% down depending on your credit score with terms up to 15 years.

MODULARS (400 sq.ft or more): These cabins are treated as real property and banks will classify your project as new construction, which differs substantially from a traditional mortgage. Once construction is complete, your loan will be converted into a traditional home loan mortgage. Construction Loans are short-term and often structured as interest-only lines of credit. They are distributed in disbursements, or "draws", as work on the project is completed, so it is important that you choose a financial institution that can accommodate the draw schedule associated with factory construction. LRE has a specific draw schedule based on where you are in our process.

Delivery and Installation
Once you have identified the lot, secured financing, selected your cabin design and finishes, and made the initial deposit, it is time to build! Our cabins are constructed within a controlled factory environment, and then will ship and set on your site. It takes approximately three weeks to build your cabin.

Each cabin is shipped on a custom steel framed trailer and comes ready to hook up to your site.

Site Licenses

LRE Resort operates as a private community. Each purchaser has the right to place a cabin on the site, occupy the site on a temporary or seasonal basis, and sell, will or give away the property to the site at a later date.  Each purchaser makes a one-time payment for the site and then pays annual dues to the homeowners’ association thereafter in order for the association to operate the Resort.  The underlying land and all buildings, swimming pools and other amenities located at LRE Resort will eventually be transferred to the homeowners’ association by an existing land sales contract, and will forever thereafter be held by the homeowners’ association for the benefit of all Members at LRE Resort.

Each lot at Little River Escape has slightly different dimensions depending on terrain, topography, ravines, and roads. The average lot size is ¾-acre (30,000 square feet) and is sufficiently large to receive one Park Model cabin and a porch and/or deck of between 120 and 800 square feet. Prior to delivery the site will be landscaped and prepped by the Developer. Upon delivery, the Developer will also be responsible for coordinating the hook-up of utilities, septic, water, etc.
